We cancelled cable and had a HD antenna installed on the roof of the house for about $275.00. We get about 20-25 local channels like 4 public broadcasting channels called 8.1, 8.2, 8.3 and 8.4. As well as CBS, Fox, NBC, and ABC. Channel numbers will be different in each city. If we really need to see something from cable, we can still watch it on the internet. No more cable bill of $60.00 per month. We will have the antenna paid for in 5 months.

@Jason, make sure to include short sales in your list of potential properties. More and more banks are starting to support short sales and the deals can be fantastic!

I agree with this post and have been considering a jump into real estate investing as well. The combination of low market prices AND incredibly low financing rates if you can get the loan make this a great time (assuming you have your financial ducks in a row - out of debt, emergency fund, etc).

@RentSlave - I don't understan your philosophical issue. You rent and therefore I would think you would be happy that people create rental opportunities. I am not discrediting your opinion, I just don't understand it, but would like to. Can you expand on it?

I buy one every week ;) We love it - comes out of our "fun" money anyways so if it wasn't being spent on that, it would go to some other form of entertainment. Only sucks that it went up to $2.00 instead of $1.00 now - though it means more $$$ to be won too!

I'm a rent slave with no hope of buying any home, so I'm not considering buying anything.

And I have philosophical issues with building wealth off the backs of rent slaves.

The consolidation of banks also meant the consolidation of power. Without much scrutiny of that power means big banks can do whatever they feel like. I'm very glad there are checks in place because no power can police themselves.

You should checkout PerkStreet as part of the online banks. 1% cash back on your debit card if you sign for your transaction. It is 2% cash back if you maintain a $5k minimum in the checking account.

I think it should be standard practice (i.e. no don’t allow deficiency judgments).

Banks have already pushed economy to edge by their judgment. This should stop right now and in any economy - good or bad, dividends are paid on their shares are average, at best.

So it is a self consuming machine. However home owners need to sober up as well and stay away from "cheap short-term mortgages".

We're currently working with our lender to re-finance. We have 25.5 years left on a 30-year mortgage with 5.875%. A new 3.375% mortgage with a 15 year term will save us something like $70k-80k over the remaining life of the mortgage. Our base payment goes up by less than $200, which is what we currently pay extra every month anyways after paying off a student loan, and rolling that payment over.

Even if you think you're underwater or think you won't qualify, you should contact your bank anyways. You might be surprised!
